Commercial, Agriculture Cover Area

Within the entire states of Colorado and Wyoming, we will provide a fee and turn time as part of the bidding process for any non-residential property type (including commercial, agricultural, ranch, etc).  We will appraise anywhere within the state of Colorado but focus primarily on the Denver Metro area and front range. Within the state of Wyoming, we focus on the Southeastern portion of the state.

Residential

For Residential appraisals we provide a service area for the entire Denver Metro area, as well as the counties surrounding I-25 from Wyoming to New Mexico. The Mountain properties include Jefferson, Park, Clear Creek, Gilpin, Summit and Lake Counties. The primary mountain towns associated with these areas are Evergreen, Conifer, Pine, Bailey, Idaho Springs, Georgetown, Black Hawk, Leadville, Frisco, Keystone, Breckenridge, and Silverthorne.

We also have a high dollar residential division that services appraisal needs for higher dollar homes in Aspen, Snowmass, Woody Creek, Vail, Edwards, Copper Mountain & Breckenridge, Colorado.

Eminent Domain and diminution in value (div)

Eminent Domain Appraisals are typically developed as a result of a partial taking or whole taking of a defined piece of real estate by a government agency or utility company. This could be, but not limited to, State Governments (such as the state of Colorado), or local governments (including all counties and cities), and also the municipalities within those areas.

 The purpose of an Eminent Domain Appraisal is to determine fair compensation for a property owner experiencing a loss of property, or property rights, from these takings. Appraisals performed in a total taking of a property are often simpler in development than partial takings. The taking of a portion of a property, through Eminent Domain, is much different and typically requires a complex appraisal demonstrating the Unimpaired Value, Impaired Value, and a Damage Value of a property. The Impaired Value is deducted from the Unimpaired Value, resulting in the Damage Value or Diminution in Value Appraisal (DIV).

 Benjamin B Davidson, MAI, SRA, AI-GRS, AI-RRS is approved with the Colorado Department of Transportation (CDOT) to bid on and complete CDOT and federally funded local government agency projects.  In order to be considered for approval to this list an appraiser must hold a Colorado Certified General Appraiser’s License and be evaluated by a panel of three (3) CDOT senior appraisers which is moderated by the Statewide Appraisal Program Manager.  Required information for approval is (1) Understanding Eminent Domain Development (2) Providing complex sample documents for review (3) Providing professional references and (4) Outlining appraisal experience that includes litigation experience, education, and appraisal specialties. 

 Blake and Associates, LLC also works with many title companies and attorneys regarding title disputes that require a Diminution in Value (DIV).  Many of these title disputes are settled as part of the appraisal process but others go on to litigation, which Blake and Associates, LLC is able to accommodate.

 As part of our service in Eminent Domain and DIV, Blake and Associates, LLC is available to work with the State of Colorado, local governments, municipalities, title companies, attorneys, and property owners who are seeking to obtain the value of loss due to a specific taking or title claim.
